FIRST-TIME BUYER GUIDE
Buying your first home in the Denver Metro
Renting now and ready to own? Here’s how the process works, where the money comes from, and what to watch for in Denver-area homes, step by step.
Your path to the keys
Five steps from “just thinking about it” to closing day.
STEP 1
Strategy call
We talk through your budget, timeline, and must-haves, and map out the neighborhoods that fit your life.
STEP 2
Get pre-approved
I’ll connect you with trusted local lenders so you know your real number, and which loan and assistance programs you qualify for.
STEP 3
Tour with a plan
We focus on homes that fit, and I point out what matters: roof age, HOA and metro district costs, and resale.
STEP 4
Offer & negotiate
We write a competitive offer that protects you, with clear inspection, appraisal, and loan deadlines under the Colorado contract.
STEP 5
Inspect & close
Inspections, appraisal, final walk-through, and closing. I keep every deadline on track so nothing slips.
Where the money comes from
- Down payment assistance: CHFA (Colorado Housing and Finance Authority) and some Denver-area cities and counties offer programs for qualifying buyers. Income and price limits apply, so we check early.
- FHA loans: lower down payment options and flexible credit guidelines.
- VA loans: eligible veterans and service members may buy with no down payment.
- Conventional loans: some first-time buyer programs allow low down payments.
- Seller concessions: in the right market, we can negotiate help with closing costs or a rate buydown.
I’m not a lender. I’ll introduce you to local loan officers who can confirm exactly what you qualify for.
Denver-area homes: what first-time buyers miss
- Metro district taxes: many newer suburban neighborhoods carry extra property taxes on top of HOA dues. They can change your monthly payment a lot.
- Radon: common in Colorado. A radon test belongs in your inspection plan.
- Sewer scope: older Denver homes can have aging sewer lines. A camera inspection is a small cost that can save thousands.
- Roof & hail: Front Range hail is real. Roof age and condition affect your insurance cost.
